Strathtulloh site conditions: wind, grassland fire and planning overlays
Strathtulloh sits on open, mostly treeless plains with grassland reserves planned to the south east around Mount Cottrell. Those surroundings affect how a house is designed: the wind classification sets bracing and tie-downs, and lots near unmanaged grassland may carry a bushfire attack level. These are lot specific, so the only reliable answer comes from your own engineering, permit documents and the state planning maps.
Wind classification
AS 4055 sets the wind class for each house from its terrain, shielding and topography. Your engineer states it on the drawings. On one recent Strathtulloh garage the engineering referred to an N3 rating, which shows how exposed some lots are.
Grass fires
Fire Rescue Victoria attended a grass and scrub fire on Westbourne Street, Strathtulloh, on New Year's Day 2025. Whether your lot is in a designated bushfire prone area, and what BAL it carries, is shown on the state maps and in your permit documents.
Green wedge and grassland
Part of the older Strathtulloh area is in a Green Wedge Zone, and the planned Western Grassland Reserve lies to the south east. These settings limit subdivision and shape what can be built.
Flooding and drainage
Check VicPlan for any flood or drainage overlay on your lot. On flat clay ground, surface drainage around the house matters more than distance to a creek.
What we check on site
We compare bracing, tie-downs and any BAL construction details on the drawings with what is built, and note drainage issues around the slab.
