FAQ

Rental minimum standards (Victoria) inspections in Strathtulloh: common questions

Which 15 standards does a Strathtulloh rental have to meet?

Bathrooms, electrical safety, heating, kitchen, laundry, lighting, locks, mould and damp, structural soundness, toilets, ventilation, vermin proof bins, windows, window coverings and window covering anchors, set by Schedule 4 of the Residential Tenancies Regulations 2021.

When do the standards have to be met?

A home must comply before it is advertised or offered for rent. That has applied since 25 November 2025, and the anchor requirement for corded blinds and curtains since 1 December 2025.

Does a brand new Strathtulloh home automatically comply?

Usually on most items, but not always. Missing window coverings, unanchored blind cords and fans that do not vent outside are common on homes let soon after handover.

Do you check electrical safety?

We record the switchboard and note visible issues, but the electrical safety standard is certified by a licensed electrician. We do not test circuits.

Can you inspect while a renter lives there?

Yes, with the proper entry notice given to the renter. We keep the visit short and photograph only what relates to the standards.

How long is the inspection?

About an hour for a typical three or four bedroom house, with the report within 24 hours.

What happens if something fails?

The report marks the standard not met, shows the photo and says what repair is needed. Once fixed, the home can be advertised.

Is the heater switched on during the inspection?

No. We confirm a fixed heater is installed in the main living area and record its type. Servicing and gas safety checks belong to a licensed technician.

Does mould count as a failure?

Mould or damp caused by the building, such as a leak or missing ventilation, fails the standard. We use a moisture meter to separate building causes from condensation.

What does the rental standards check leave out?

Electrical and gas testing, appliance operation, smoke alarm testing, a full building inspection and any repairs. It confirms the 15 standards only.
