The Strathtulloh build stages we inspect

Most new homes here go up on Atherstone and neighbouring estate lots over basalt plains clay, built fast by volume crews. The faults we record are rarely exotic. They are steel sitting too low, a bracing rod left out, a membrane lap cut short, and each one is cheap on the day and costly a year later.

Our building inspectors
Why Strathtulloh owners choose us

Independent. Licensed. Insured.

  • We work for you, never for the builder, and hold Building and Plumbing Commission registration
  • Each finding cites the clause, tolerance or drawing it breaches, so there is no argument about opinion
  • Moisture readings and thermal images back up what the eye suggests
  • Atherstone stage dates move; we rebook at short notice so a pour or a lining crew is never waiting on us

FAQ

New Construction Stage Inspections in Strathtulloh: common questions

Which stages should a Strathtulloh owner book?

All seven gives the full picture. If budget forces a choice, slab and frame come first because nobody can see that work again, then waterproofing, then the PCI.

How do I know when each stage is ready?

Ask your site supervisor to text you when steel is finished, trusses are on, the roof is closed in and the membrane has cured. Forward the message and we book around it.

What do you compare the work against?

Your engineering and architectural drawings, the National Construction Code and Housing Provisions, AS 2870, AS 1684 and AS 3740, and the Guide to Standards and Tolerances 2015.

Does the builder have to fix what you find?

Items that breach the contract, the drawings or the code are the builder's to rectify. Our report states which document each item fails, which is what makes the request hard to refuse.

Is the building surveyor's inspection not enough?

The surveyor makes mandatory inspections for the permit and does not check workmanship in detail or work for you. We do both, and we photograph everything.

Can you inspect a stage the builder says is already covered?

Only what is still visible. That is why timing matters: once the slab is poured or the walls are lined, the steel and the frame fixings behind them are out of reach.

Do you need the drawings?

Yes, please send the engineering set and the working drawings when you book. Several of the most important checks, beam widths, bracing types and lintel sizes, can only be confirmed against them.

How long is each stage inspection on site?

Usually one to two hours, longer for a double storey frame. The slab and frame visits take the most measuring.

Which checks fall outside our Strathtulloh stage visits?

Electrical, gas and plumbing systems are not tested; licensed trades certify those. We do not certify engineering design, carry out destructive testing or inspect what is hidden or unsafe to reach, and anything we could not see is listed in the report.

My builder rejects one of your items. What now?

Send us their reply. We explain the requirement in writing and tell you frankly where an item is borderline. Formal disputes go to the BPC dispute resolution service and then VCAT, where an expert witness report is needed.
